Perfect Ten reaches new high of $3,670 psf
and more on EdgeProp.sgPerfect Ten, a freehold condo located on Bukit Timah Road in prime District 10, topped the list of condos that saw a new psf-price high between Aug 15 and 22. With the sale of a 753 sq ft, two-bedroom penthouse for $2.765 million, or $3,670 psf, the transaction beats the previous high of $3,585 psf set in September 2022.
Developed by CK Asset Holdings, Perfect Ten is still under construction and has 230 units housed in two 24-storey towers. Units include two-bedders of 753 to 797 sq ft and three-bedders of 1,227 to 1,281 sq ft. The project was initially launched in December 2021, with the developer releasing 115 units for sale in one of the towers. Subsequently, units from its second tower were available for sale in September 2022. So far, 223 units have been sold at an average price of $3,044 psf, representing a take-up rate of 97%. Completion for the project is estimated to be around 2025.
Melrose Park, a 999-year leasehold property by CapitaLand located on Kellock Road, off River Valley Road in prime District 10, also achieved a new psf-price high during this period. A 1,292 sq ft, three-bedroom unit on the eighth floor sold for $3.3 million, or $2,555 psf, on Aug 18. The seller of the unit had purchased it from the developer in 1999 for $1.206 million ($934 psf). This marks the first time a unit at Melrose Park has crossed the $2,500 psf-price threshold. The development comprises two 19-storey residential blocks and its unit mix includes three- and four-bedroom units ranging from 1,292 to 3,412 sq ft, with six penthouse units on the 19th floor ranging from 3,606 to 5,231 sq ft.
The Montana, a freehold condo on Jalan Mutiara in District 10, also achieved a new psf-price high during this period. A three-bedroom apartment measuring 1,141 sq ft was sold for $2.725 million, or $2,388 psf, on Aug 17. The transaction surpasses the previous high of $2,251 psf in September 2013, when a 549 sq ft unit was sold for $1.24 million. The Montana is a condo by Koh Brothers Development which was completed in 2002. It has 108 apartments housed in a single tower, comprising one- to four-bedders between 549 and 2,659 sq ft.
Some of the bus services do provide a direct link to bus terminals, allowing residents to switch to other bus services that travel cross-country.
