Freehold condo Botanika reaches new high of $2,535 psf

on EdgeProp.sgA new record psf price has been achieved by the freehold condo Botanika, located in Holland Road, Singapore’s District 10. On Aug 28, a four-bedroom unit was sold for $5.32 million, or an impressive $2,535 psf. This surpasses the previous high of $2,457 psf, established during the sale of a similar four-bedroom unit for $6.4 million in May 2007.This is the first resale transaction to occur at Botanika in nearly two years.

Botanika is a boutique residential development created by the subsidiary of Tuan Sing Holdings named Premiera Development. With a total of 34 units, ranging from two- to five-bedders between 1,098 and 3,746 sq ft, it was completed in 2008.

Another District 10 condo, Pinewood Gardens, also recently experienced its own psf-price record. A three-bedder unit was sold for $3.05 million on Aug 25, making it the first time a unit at the development has gone over the $2,400 psf threshold. Previously, the highest psf-price had been achieved with the sale of a 1,970 sq ft two-bedroom apartment for $4.388 million, or $2,228 psf, back in July.
Freehold Pinewood Gardens was developed by City Developments and was completed in 1990. Located along Balmoral Park, it consists of a total of 149 units, two- to four-bedders that range between 1,227 and 2,099 sq ft.

The next to hit a new psf-price high is Bellerive, another freehold development located along Keng Chin Road, off Bukit Timah Road. On Aug 24, a three-bedroom unit at the complex was sold for $3.9 million, or $2,323 psf. This surpasses Bellerive’s previous high of $2,192 psf from the sale of a 958 sq ft two-bedroom apartment back in February.

Bellerive was developed by Sing Holdings and was completed in 2011. The 29,439 sq ft complex consists of 51 units and is only a short walk away from the Stevens and Newton MRT Stations, as well as popular schools like Singapore Chinese Girls’ School and Anglo-Chinese School (Primary).

This surpasses the previous high at Bellerive of $2,192 psf from the sale of a 958 sq ft two-bedroom apartment for $2.1 million in February this year. Developed by Sing Holdings, Bellerive occupies 29,439 sq ft and consists of 51 units.
