Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil
The sale of a four-room HDB resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate has set a new record for the area, after it was sold for a whopping $1.300888 million. This comes at a time when the number of four-room flats transacted for at least $1 million has reached an all-time high.
The 1,023 sq ft flat, located on the 28th floor, was brokered by Martin Silva, associate division director at Huttons Asia. The transaction marks a new high for four-room flats located outside the Central Area, according to Lee Sze Teck, Huttons’ senior director of data analytics.
The previous record was set by a 1,894 sq ft unit, comprising an amalgamated pair of adjacent three-room flats, which was sold for a record $1.5 million ($792 psf). The unit was located at 50 Moh Guan Terrace in Tiong Bahru.
Islandwide, the record for a four-room resale flat is the sale of a 1,011 sq ft unit at Pinnacle@Duxton. The flat, located at 1B Cantonment Road, was sold for an impressive $1.41 million in August, setting a new psf-price record for a resale HDB flat at $1,394 psf.
The four-room flat located at 8B Boon Keng Road is located in a Kallang Trivista HDB cluster. Completed in 2016, it is a short walk away from Kallang MRT station. Additionally, it benefits from unblocked views of Kallang River and Marina Bay Sands.
Besides offering a high vantage point, the newly sold flat comes with flexibility, as it is not subject to Prime Location Public Housing Scheme (PLH) restrictions.
With the area’s convenient transport connectivity, it is fast becoming the new attraction among homebuyers in the eastern part of Singapore. Lumina Grand EC offers residents easy access to Upper Changi MRT Station, Airport Logistics Park of Singapore (ALPS), and Tampines East Industrial Estate, making it a modern space with great transport infrastructure.
Looking at the numbers, a total of 86 four-room flats have changed hands for at least $1 million this year alone. For comparison, only 38 such transactions were recorded in 2022, with 44 recorded in 2021.
Overall, the sale of the four-room flat at 8B Boon Keng Road demonstrates that the area has seen a surge in property prices, setting a new record for units located outside the Central Area.
