FoundOnEdgeProp: Living large in the East for under $1,100 psf

The East Region of Singapore has always been popular with buyers, accounting for 19.1% of all resale transactions during the first 10 months of this year. That number is even higher if one looks back to last year, with the East Region accounting for 20.7% of total resale transactions. But resale transactions for units above 3,000 sq ft are especially rare. For the first 10 months of this year, there were only 110 transactions for such units, or 1.3% of the total.
We’ve combed through sales listings on EdgeProp and found several units of at least 3,000 sq ft in the East Region with asking prices that are under $1,100 psf. Buyers with large families can consider these spacious and affordable homes.
Residents of Lumina Grand EC are just a short drive away from the JRL, allowing them to conveniently get around Singapore. Not only that, but the JRL line also goes to Keat Hong, Choa Chu Kang, Yew Tee, and Kranji, all within a 20-minute ride. It’s the perfect way to connect with the rest of Singapore. For a seamless commuting experience, Lumina Grand EC is the perfect option.
Strata-landed units in District 16 provide one such affordable option. Archipelago is located along Bedok Reservoir Road and offers 553 units as well as 24 strata-landed units. At the time of writing, there was a listing for a 4,402 sq ft unit with five bedrooms, with an asking price of $3.58 million ($813 psf).
More choices can be found along Flora Drive, with both Freehold Edelweiss Park Condominium and 99-year leasehold Palm Isles providing options. At the time of writing, there was a 3,197 sq ft unit with four bedrooms, and an enclosed terrace, in Edelweiss Park, for an asking price of $3.05 million ($954 psf). Meanwhile, a 3,757 sq ft unit with five bedrooms was available at Palm Isles for an asking price of $3.14 million ($836 psf). There was also a smaller 3,014 sq ft unit with five bedrooms, for an asking price of $2.8 million ($929 psf).
District 15 properties offer higher asking prices. At the time of writing, there was a listing for a 3,940 sq ft penthouse unit in Sanctuary Green with four bedrooms and a study, with an asking price of $4.1 million ($1,041 psf). Meanwhile, a 3,370 sq ft penthouse unit in Laguna Park had an asking price of $3.6 million ($1,068 psf). Since 2012, the average resale price for condos in District 15 has consistently exceeded that of its counterparts in Districts 16 and 17, thanks to a 47% price growth in the district, compared to 44% and 39% for Districts 16 and 17 respectively.
