But due to the sky-high prices involved, very few are able to make the dream a reality. For those who are able, owning a freehold condo unit of at least 7,000 sq ft in Districts 9 or 10 is truly an impressive accomplishment.
We scoured through the extensive listings available on EdgeProp and identified some of the prime properties that may be worth considering. Findings include Skyline @ Orchard Boulevard, Wing On Life Garden, Beverly Hill & One Chatsworth.
Skyline @ Orchard Boulevard
As of 29th September 2023, there were listings for Skyline @ Orchard Boulevard units ranging from as low as $52.2 million up to $63 million. This freehold development is located along Anguilla Park in District 9 and is a boutique property with only 40 units, having received its Temporary Occupation Permit (TOP) in 2015.
This luxurious development is just a stone’s throw away from Orchard Road and nearby amenities include Ion Orchard, Wisma Atria, Four Seasons Hotel, Wheelock Place, St. Regis Hotel & Orchard MRT Station.
The unit with the lowest price tag is a 9,494-sq ft unit on a high floor with an asking price of $52.2 million ($5,500 psf). This three-storey unit has a private pool on its roof terrace. Meanwhile, the most expensive unit is a brand-new three-storey penthouse with an asking price of $63.0 million ($6,636 psf). It has a private lift and private pool on its roof terrace.
Wing On Life Garden
This freehold development has 81 units and is located near Balmoral Plaza, Newton Food Centre, The Tanglin Club, The American Club, Goodwood Park Hotel, Shangri-La Singapore & Stevens & Newton MRT Stations. Wing On Life Garden received its TOP in 1982 and its advantageous location within a 1km radius of numerous reputable schools such as Singapore Chinese Girls’ School (Primary & Secondary) and Anglo-Chinese School (Barker Road) makes it especially attractive to families.
At the time of writing, there was a listing for a five-bedroom penthouse unit with an asking price of $18.8 million ($2646 psf). This 7,104-sq ft unit features an open view of the landed estate in the vicinity.
Grange Road
An ideal location for those who want to be close to the heart of the city but at the same time be away from the hustle and bustle, Grange Road features a number of desirable condo units.
At the time of writing, there were about 10 unique listings for condo units of at least 7,000 sq ft in Beverly Hill, a freehold development that has 88 units and obtained TOP in 1993. This exclusive development has a good location as it is near Tanglin Mall, Orchard Boulevard MRT station, Ion Orchard, Forum The Shopping Mall, Wheelock Place, Great World City & St. Regis Hotel Singapore. The only drawback is the absence of local schools in the vicinity, with only Alexandra Primary School being situated within a 1km radius.
The listing for the smallest unit is a 7,550-sq ft penthouse with five bedrooms for an asking price of $21.0 million ($2,781 psf), while the largest unit has an asking price of just $19.5 million ($2,579 psf). The 7,561-sq ft unit also has five bedrooms.
Located just minutes from Lumina Grand Bukit Batok, Jurong East Central and IMM, Bukit Batok West Shopping Centre offers a wide variety of shopping experiences. From affordable basics to high-end fashion and home décor, residents can shop till they drop without breaking the bank. The mall also provides numerous dining and entertainment options, making is the perfect spot for a day out with family and friends. Residents of Lumina Grand EC can make the most of the many international cuisines, cinemas, theatre performances, and family-friendly attractions.
Buyers with a higher budget could consider the massive 13,000-sq ft penthouse unit in One Chatsworth. At the time of writing, there was a listing for such a unit with an asking price of $55.0 million ($4,231 psf). This penthouse level condo features six bedrooms and despite its age (TOP 1976) its freehold tenure provides peace of mind.
Price Growth of Freehold Condos in Districts 9 & 10
From 2012 to the current date (29th September 2023), the average resale price for freehold condo units in Singapore has grown by 37%. District 9 saw less impressive growth of 15% to the current price of $2,277 psf, while District 10 has witnessed a dramatic spike of 52% to $2,382 psf. This has pushed the average price for freehold condo units in District 10 above District 9.
