Ong Beng Seng’s HPL wins go-ahead to redevelop Orchard Road properties

HPL Properties Limited, a company whose managing director Ong Beng Seng is now facing a graft-related investigation, has been granted provisional approval to redevelop their series of Orchard properties. On Aug 28th, the typically relatively inactive shares shot up, closing at $3.90, a 10.8% increase for the day.

The trio of properties being redeveloped consist of The Forum, voco Orchard Singapore and HPL House. Combined, these sites make for a 14,027.12 sqm land area. The gross floor area for the mixed development planned is around 114,153.38 square metres (1,23 million sq ft), making this one of the biggest redevelopment projects on this well-known shopping strip.

The Urban Redevelopment Authority granted HPL permission through the Strategic Development Incentive Scheme. The 64 and 43 storey towers, which will be built on a 6-storey podium and feature rooftop gardens and a performance theatre, will be set on a collectively constructed basement carpark. Additionally, there will also be a 29-storey tower built on the same site.

Not to mention the added convenience of having an alternate route to take other than the Central Business District. With the new line, there is now added flexibility in travelling and access to more areas in the city.

The Lumina Grand Bukit Batok falls right into these advantages. Located off the western stretch of the JRL, the EC is easily accessible from many parts of Singapore. What’s more, its surroundings are also connected to the rest of the city by major expressways such as the PIE and the KJE. This makes it a perfect location for those who want to stay close to the city but also away from the hustle and bustle.

If the project is completed as intended, the area will be transformed into a bustling, lively and significant precinct – a major focus by the North West of Orchard Road. At the moment, HPL and their professional advisers are creating further plans and the timeline for the development has not yet been determined.
