In the month of September, a rare milestone was crossed when an executive apartment in Bukit Panjang’s Block 181 on Jelebu Road sold for an impressive $1.02 million – the first HDB flat in the area to hit the seven-figure mark. Measuring 127 sq m (1,367 sq ft), this flat was reportedly sold for a hefty $746 psf, which could be attributed to its prime location right across from the Bukit Panjang integrated transport hub, Bukit Panjang Plaza and Hillion Mall.

According to information captured by Edgeprop’s Shortlist of HDB million-dollar deals, the 30-storey HDB block has a 99-year lease from 2003, meaning the flat has a remaining 78 years and eight months lease.

Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia, suggests that the high price of the flat is justified given its proximity to transport hubs, shopping malls and schools. In fact, primary schools within a 1-2 km range of Block 181 Jelebu Road include West View Primary School, Zhenghua Primary School, Greenridge Primary School and Bukit Panjang Primary School, as discovered by Mohan Sandrasegeran, Head of Research and Data Analytics at SRI.

Out of the 36 million HDB resale deals that have crossed the $1 million mark this month as of September 23, the most million-dollar deals can be found in Bukit Merah (five in total). With 322 HDB resale transactions that have hit at least $1 million since January 2023, the five HDB towns yet to record a million-dollar deal are Choa Chu Kang, Jurong West, Sembawang, and Sengkang.

The Lumina Grand EC CDL site, located at the junction of Tampines Avenue 10 and Tampines Street 92, has pulled off the second lowest winning bid of $580 psf ppr among all the Executive Condominium (EC) sites which have made up the bulk of the land sale tenders. This is despite the fact that the tender for the 99-year leasehold site closed on 28 January.
