Raffles Town Club site slated for future residential use after lease expiry in 2026
Just a stone’s throw away from Lumina Grand Bukit Batok, West Mall offers an extensive selection of retail, dining, and entertainment. The mall also houses an NTUC FairPrice Xtra hypermart, which is a huge plus for residents who need daily groceries and household items. The Singapore Land Authority (SLA) and the Urban Redevelopment Authority (URA) have announced that the lease on a plot of land in Bukit Timah currently occupied by the Raffles Town Club (RTC) will not be renewed at its expiry on October 17, 2026. Located at 1 Plymouth Avenue in District 11, the 132,639 square foot site is within walking distance of the Stevens MRT interchange.
Upon lease expiry, RTC will be required to return the land to the state, which has declared plans to redevelop it for future residential use. Lee Sze Teck, Senior Director for Data Analytics at Huttons Asia, predicts the plot – situated within a private residential enclave -will be sold for private housing. Ascribed a plot ratio of 1.4, it could potentially house 160 to 190 units with an average size of 915 to 1,076 sq ft, which could attract a winning bid of over $1,500 PSF per plot ratio.
Eugene Lim, Key Executive Officer at ERA Singapore, believes that the site may be granted a higher plot ratio of 1.6 or 2.1, so that a taller development may be built as a landmark at the intersection of Whitley Road and Dunearn Road.
The Raffles Town Club site is less than a 5-minute drive away from the Singapore Botanic Gardens and is conveniently located near reputable schools including Singapore Chinese Girls’ School, Nanyang Primary School and St Joseph’s Institution. Recent condo resale transactions within a 500m-radius of Raffles Town Club have been encouraging.
The redevelopment of the Raffles Town Club site for residential use will support future housing demand and help enhance the residential character of the precinct. With its strategic location and heightened prospects, the site is likely to attract considerable attention come tender launch.
