J’den achieves 88% sales on launch day, average price of $2,451 psf

J’den project, a 368-unit development located at Jurong Lake District has become the best-selling new launch of 2023 due to its 88% take-up rate on 11 November. The average selling price of the units achieved was $2,451 psf, which marked a new benchmark for the region.

J’den will be the tallest mixed-use development in the Jurong Lake District upon its completion in 2028, with 40 storeys of condominium units and a two-storey retail podium. Homebuyers are said to be attracted to its prime location and seamless access to amenities, superb views of Jurong Lake Gardens, and comprehensive facilities.

The overall response to the units of J’den was positive, with the 1- and 2-bedroom types being particularly popular – all 148 units of one-bedroom, one-bedroom-plus-study, and two-bedroom sold out. With the starting prices of J’den being at $2,100 psf, the development was deemed highly attractive to the homebuyers.

The launch of J’den saw a total of 1,261 cheques collected as expressions of interest before its launch and 7,000 visits over the first preview weekend alone. It recorded an impressive 3.4 times subscription rate.

Located at the Jurong Gateway, which is poised to be the second Central Business District, J’den offers convenience and connectivity with its direct connection to the Jurong East MRT interchange station via the covered and elevated pedestrian crossing, J-Walk. With four MRT lines set to serve JLD eventually, the project was well received.

Mark Yip, CEO of Huttons Asia, comments that the pent-up demand and the desire from buyers to stay at the heart of the JLD made the brisk sales of J’den possible. There hasn’t been a new launch in Jurong East for more than 10 years until J’den came on the market, with the last launch being the 738-unit J Gateway in 2013. Justin Quek, deputy CEO of OrangeTee & Tie, adds that the strong sales of J’den are a testament to the continued demand from selective and savvy buyers.

Unit sizes for J’den range from 527 sq ft for a 1-bedroom unit to 1,485 sq ft for a 4-bedroom unit. With its prime location and comprehensive facilities, J’den will become an iconic address in the Jurong Lake District.
