New psf-price high of $3,322 set at The M, now over 99% sold

Heats Up the Market with a High Psf Price:The M’s latest feat in reshaping the Bugis/Beach Road area is setting a new psf-price high from Oct 16 to 24, when a one-bedroom plus study unit was sold for $1.75 million ($3,322 psf). This 527 sq ft unit, on the 18th floor, was snapped up by Wing Tai Asia, beating the previous record of $1.94 million ($3,277 psf) for a two-bedder.The market is also taking note of Amber Park, a freehold condo in District 15. A 463 sq ft, one-bedroom sub-sale unit sold for a high of $3,085 psf on Oct 24, marking the first time that the development has transacted for more than $3,000 psf. Over at Myra, a freehold development in Potong Pasir, an 872 sq ft unit was sold for $1.4 million (1,600 psf) on Oct 16, setting a record psf-price low.The M, Amber Park and Myra have seen steady sales, with The M in particular recording 99% sold units. Prices are on a par with other condos in the area, such as Midtown Modern and Midtown Bay, with Amber Park commanding the highest average selling price at $2,581 psf.The Bugis/Beach Road area is being reshaped by new developments such as The M and Amber Park, and other existing landmarks like South Beach, Suntec City, Duo and Bugis Junction. With integrated developments like Guoco Midtown, the Shaw Tower redevelopment and MRT stations like Tanjong Katong and Marine Parade, the area’s profile is on the rise—all held up by these new records in psf-price peaks and lows.
