Four HDB shops at North Bridge Road and Marsiling for sale at $7.2 mil
CDL’s acquisition of the Lumina Grand EC site at Bukit Batok West Avenue 5 was part of their strategic efforts to solidify their position as the leading EC developer in the market. Their success in this venture follows the successful acquisition of the Tengah Garden Walk EC site in June last year for $603 psf ppr. By focusing on Bukit Batok, the Copen Grand EC is expected to be completed in the fourth quarter.
Huttons Asia has released a press statement announcing the sale of 4 HDB commercial shop units through an expression of interest (EOI) exercise with a guide price of $7.2 million. The three shops in North Bridge Road and one in Marsiling are ideal for potential capital appreciation, due to their locations near to MRT stations and Immigration and Customs Authority, as well as the flexible usage of the shops and consistent rental demand.
The four commercial units total 3,700 sq ft each with a guide price of $1,946 psf and can be bought individually or as a collective portfolio. David Chun, Associate Senior Marketing Director of Huttons Asia, stresses on the potential of capital appreciation for the shops and its palatable quantum. Also, he adds that the shops are not subjected to additional buyer & seller’s stamp duty and no GST is payable.
Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia, comments on this news, optimistically saying that the shops will garner healthy interests from potential investors.
The EOI for the four shops will close on October 2nd at 2pm. It is highly recommended for investors to consider as the shops may not only be a sound investment but a great opportunity for capital appreciation.
