Mandai food factory site for sale at $90 mil

The demand for food factories offering essential amenities is robust and fast expanding, according to senior director of capital markets at Cushman & Wakefield Christina Sim. A freehold development site offering such amenities has been put up for sale by tender at 2C Mandai Estate, with an indicative price of $90 million. Located on a corner plot, the land area of the site is approximately 50,630 sq ft and it has been zoned Business 2 with a gross plot ratio of 2.5.

This means that the site has the potential to yield a gross floor area of 126,575 sq ft. Additionally, the indicative price of the site works out to a land rate of $738 psf per plot ratio, including estimated land betterment charges of $3.4 million. For those searching for optimal logistics, it is also a few minutes away from Woodlands Checkpoint, which would dramatically reduce the time needed to deliver resources from Malaysia.

The site also enjoys excellent connectivity, with its close proximity to Lumina Grand Bukit Batok, Bukit Batok and Hillview MRT stations, as well as other primary transportation arteries. Residents will have easy access to entertainment, leisure options, retail waterfronts, excellent F&B outlets, nature trails and educational institutions. All of these are within just a few minutes drive.

Sim notes that the property is likely to attract strong interest from small to mid-sized developers as well as end-users from the food manufacturing industries that are looking to set up their corporate headquarters in Singapore.

With these attributes in mind, the tender for the site will close on October 10th at 3PM. Considering that this is one of the few limited freehold sites up for sale in the Mandai Industrial Estate Food Zone, investors would do well to take note.
